Red House Farm/Elmwicke Campsite Terms And Conditions

Prices are per night for one unit (ie. car and caravan or car and tent or motorhome/camper van) plus extras as listed and required.

Red House Farm/Elmwicke Campsite is a working family farm with some areas of the farm and buildings being out of bounds for safety reasons, so please take note of signs.

A strict 5mph speed limit applies on the farm/campsite at all times.

Please respect the campers on our farm, keeping noise to a minimum. We operate a quiet time between 10pm and 8am and require all campers to adhere to it. The management reserves the right to terminate the booking of any person whose conduct is detrimental to the farm/campsite or comfort of other visitors.

Council regulations insist that the farm/campsite is for holiday use only, therefore working or trading from the farm/campsite is not permitted.

Families, couples and individuals only, no groups of young people will be admitted.

For the comfort of other visitors we ask guests to arrive before 9.00pm on day of arrival and not to vacate before 8.00am on day of departure.

Campers are requested to vacate their pitch by 11.00 midday on the day of departure and arrive no earlier than 2pm on day of arrival.

Commercial vehicles and vans are not permitted on the farm/campsite

Kites must only be flown in the designated areas on the farm/campsite due to high voltage electricity cables in certain fields.

Chinese lanterns can be dangerous and are therefore not allowed to be used on the farm/campsite.

We endeavour to maintain all services in a fully operational state but cannot be responsible for loss of water/pressure or electricity due to weather conditions etc.

There is no provision to dispose of waste from chemical toilets.

It is an offence to litter the farm/campsite, please use bins provided.

Ball games that could affect other pitches should be played in the designated play area.

Campfires are permitted in the pre-prepared areas on the campsite. Barbecues are allowed if located off the ground (Bricks are available at fire points).

Deposits are not refundable after your booking has been confirmed, and pitch fees cannot be refunded for inclement weather.

All persons staying on or visiting Red House Farm/Elmwicke Campsite use the facilities provided entirely at their own risk, Elmwicke Campsite and its owners cannot accept any liability for loss, damage or accident to persons or property.

In the event of serious weather conditions we may offer a tow off site service which is at your own risk. You should check that your insurance cover will allow secondary towing.

Children under the age of 16 must be accompanied by an adult at all times.

Clothes lines are not allowed for safety reasons.

Campers must allow a minimum of 3m between pitches for fire regulations. Fire extinguishers are available by the shower.

In the event of any serious breach of the above conditions, the owners of Red House Farm/Elmwicke Campsite reserves the right to terminate a holiday/pitch booking and ask offenders to leave the farm/campsite.

You agree that Red House Farm/Elmwicke Campsite and it owners, accept no liability for any personal injury or damage to any persons or property suffered during the period of your usage of our facilities.

Force Majeure

You agree that Red House Farm/Elmwicke Campsite will not be held liable for any: Act of God including tempest, fire, flood, storm or natural disaster; War, civil war, sabotage or act of terrorism; Government sanction, embargo, import or export regulation or order; Labour disputes, including strikes, lockouts, boycotts or other industrial action; Failure in the transportation of equipment, machinery or personnel or in the provision of any utility including power, gas, water, or communication services. This contract will be governed by the laws of England and Wales.
